Epoxy flooring in Dubai
Epoxy gives a seamless, hard-wearing floor over concrete. It is the usual choice where floors take vehicle traffic, chemicals, washing down or heavy racking — warehouses, workshops, car parks, commercial kitchens and showrooms — and increasingly in villa garages.
What the job includes
- Surface preparation: grinding or shot-blasting, crack and joint repair, moisture check
- Primer coat to seal the concrete and bond the system
- Body coat — self-levelling or roller-applied, in the thickness the use requires
- Topcoat for chemical resistance, UV stability or anti-slip texture
- Coving, line marking and colour zoning where required
What changes the quotation
So the estimate makes sense before the site visit.
- Condition of the existing concrete — old coatings, oil contamination and moisture all add preparation
- System thickness: a light-duty roller coat and a heavy-duty self-levelling floor are different jobs
- Downtime available — epoxy needs the area empty and cures over several days
- Anti-slip, chemical-resistant or food-grade topcoats

Questions we get asked
Can epoxy be applied over an old painted or tiled floor?
Over old paint, usually yes after the paint is ground off or sound-tested. Over tiles it depends on adhesion and the joints; often the tiles are removed or an intermediate screed is used. We check on the site visit.
How long does the area need to be closed?
The floor is walkable after a day or so and takes light traffic within a few days; full chemical and vehicle load takes longer as the resin reaches full cure. Exact times depend on the product and temperature, and are set out in the quotation.
Is epoxy suitable for a villa garage in Dubai?
Yes. A garage system typically uses a primer, a pigmented body coat and a UV-stable topcoat so hot tyres and sunlight through the door do not yellow or lift it.
